What this job usually involves
A sump pump almost always tells you it's going weeks before it matters. It hums and the water doesn't move, which is often a float wedged against the pit wall. It starts, stops and starts again thirty seconds later, which is a check valve letting water drain back into the pit. It runs constantly in a dry week, or it ran all night and now sits silent and hot. In January, a frozen discharge line outside can leave it running against a closed pipe until it burns up.
Most replacements are the same job: the pit is fine, the pipe is fine, the pump is dead. We put in a cast iron pump and a quiet check valve, run new PVC to your existing discharge where it needs it, haul the old pump away and bucket test the new one before we leave. A new pit, outside discharge work, a dedicated circuit or a battery backup gets its own price in writing first, and you can say no. Fairfax County's marine clay drains slowly, which is why so much groundwater finds the pit in your basement floor.

Questions people ask
How do I test my sump pump?
Pour five gallons of water into the pit. The float should rise and the pump should start within a few seconds, the water should drop fast, and it should shut off cleanly without running dry. Then listen: water rushing back into the pit means the check valve. Do it in March and again in August.
How long does a sump pump last?
Zoeller, who make a lot of the pumps in this area, put service life at seven to ten years. If yours is past seven, runs often and the basement is finished, replace it on your schedule instead of the storm's.
Do I need a battery backup?
A pump is electric, and the storm that fills your pit is often the storm that takes the power out. A second pump on a battery keeps emptying the pit once the power is gone. With a finished basement, or a pump that runs hard in every heavy rain, it's worth having.
Does Fairfax County pay toward a battery backup?
Yes, through its Flood Mitigation Assistance Program: up to half of a battery backup, with no income test. The Town of Vienna, the Town of Herndon and the City of Fairfax are excluded, the work has to be finished and paid for before you apply, and it's first come, first served. The City of Alexandria runs a similar grant.
