New tenants in the rental property had a problem with their drain. Property manager sent their plumber said they snakeed the drain and could not solve the clog. Wanted $800 to snake the drain through the roof vent.

What this job usually involves

Commercial calls are mostly walk-in coolers and freezers running warm, rooftop units that quit over a dining room or a sanctuary, and buildings that need their heating and cooling planned around when people are in them. Virginia's food regulations hold cold food at 41 degrees or below, so a walk-in drifting past that is a real problem. What we find is usually a failed temperature controller, an iced-over evaporator with a fan down, dirty coils and plugged drains, a slow refrigerant leak on an old R-22 system, or a tired compressor.

We service, repair and replace rooftop units, setting new ones by crane with a curb adapter when the footprint doesn't match. Every fall we look at each heat exchanger, and when one has failed we shut the gas off and tell you that day. Churches get the walkthrough on a weekday, a written estimate a building committee can read, and crane days planned clear of services. Recent jobs include Trane rooftop units and commercial splits, Carrier packaged units, a Lennox rooftop unit and Mitsubishi Electric VRF. We have 24/7 emergency service, and we don't name our commercial customers.

Questions people ask

Do you repair walk-in coolers and freezers?

Yes. Most of our refrigeration work is walk-ins, reach-ins and prep tables in restaurant kitchens: controls, fans, defrost, coils, leaks and compressors. When an old system isn't worth another repair, we'll tell you and quote the replacement.

Do you have 24/7 emergency service for businesses?

Yes. Call any time, nights and weekends included, and tell us which unit it is and what it's doing. Planned work like replacements and crane lifts gets scheduled with you ahead of time, so the unit is off when it hurts least.

How often should commercial HVAC be serviced?

Twice a year for most buildings: spring for cooling, fall for heat. Kitchens load up filters and coils faster than offices, so a restaurant's walk-ins, make-up air filters and belts and the ice machine cleaning go on the same two visits. Agreements are priced per building after we've seen the equipment.

Do you work on churches?

Yes. We walk every unit on a weekday, put the options and prices in writing plain enough for the trustees, and plan repairs and crane days clear of Sundays, weddings, funerals, Christmas and Easter. Every fall we check each heat exchanger before the heating season starts.

Our unit still runs on R-22. Do we have to replace it?

Not right away. R-22 hasn't been made in the U.S. since 2020, so every recharge costs more than the last, but a tight system with a good compressor can keep going. If it's leaking, we find the leak and tell you whether fixing it beats replacing it.
