The Google gap
Why a 4.7 on Google can be a 1.7 on Yelp
By SwiftPro Heating, Cooling & Plumbing · Read October 12, 2026
Because Google lets a company ask every customer for a review, and Yelp keeps asked-for reviews out of its score. F.H. Furr is 4.7 on Google and 1.7 on Yelp, BBB and Trustpilot combined. Across 26 of Northern Virginia's biggest heating, cooling and plumbing companies, 12 of the 14 biggest gaps belong to brands with an outside owner.

F.H. Furr: 4.7 on Google, 1.7 where nobody asked
F.H. Furr, the Manassas heating, cooling and plumbing company, is 4.7 on Google, from 18,307 reviews on its Manassas listing alone. Where people show up on their own, the same company averages 1.7. Here's what each site showed on October 12, 2026:
- Yelp, Manassas listing: 1.7 from 775 reviews
- BBB customer reviews: 1.16 from 116
- Trustpilot: 1.9 from 35
- All three together, weighted by count: 1.7 from 1,049 reviews
That's a 3.0-star gap, the biggest of the 26 companies here. BBB still gives F.H. Furr its highest letter grade. That grade is built from things like complaint history, licensing and time in business, and BBB leaves customer reviews out of it. BBB shows 168 complaints against the company in the last three years.
F.H. Furr isn't alone. Five of the 26 are 4.5 or better on Google and under 2.5 walk-in: F.H. Furr, My Plumber Plus, Parrish Services, ARS / Rescue Rooter and Michael & Son. M.E. Flow is 4.8 on Google and 2.6 walk-in.
The walk-in score is every Yelp review across a company's Northern Virginia listings, every BBB customer review and every Trustpilot review, averaged and weighted by how many each site has. The gap is the main Google rating minus that. Angi is left out because Angi lets a company send review requests too, and so is any BBB or Trustpilot page that totals a national parent. A company needs 25 or more walk-in reviews to be scored.
Why the gap happens, no cheating required
Most of this gap doesn't need anyone to fake anything. It comes down to who gets asked.
- Google lets a company ask every customer. Its own help page tells businesses they can ask customers to leave a review through a Google link or a QR code (Google). What Google bans is paying for reviews and asking only the happy customers (Google's policy). A company that texts a link after every finished job collects a lot of reviews from people who were asked minutes after the tech left.
- Asked-for reviews run higher. At four big online retailers, customers prompted by email rated up to half a star higher than people who reviewed on their own (Northwestern study).
- Yelp tells businesses not to ask (Yelp), and says its software moves reviews that look solicited to "not recommended," where they don't count toward the star rating (Yelp's blog).
- The BBB and Trustpilot get the people who went looking. Nobody texts you a link to a BBB complaint.
So a Google rating mostly measures how hard a company asks. The walk-in score is what's left when nobody asks.
Some gap is normal. An FTC economist's 2024 study of more than 100,000 businesses found Google runs about half a star above Yelp for good businesses and about a full star above for bad ones (Raval, 2024; his views, not the FTC's). Half a star is ordinary. Three isn't.
Most of what Yelp holds back is five stars
Every Yelp business page links, at the bottom, to the reviews Yelp's software doesn't recommend. On 12 of these listings, every one of those held-back reviews was counted by star. 5,518 of the 6,114 are five stars. That's 90%, and on every pile of 100 or more it's at least 85%.
F.H. Furr's Manassas page shows 775 reviews and holds back 948 more. 820 of those are five stars. 41 are one star.
| Company | Held back by Yelp | Five-star | Five-star share |
|---|---|---|---|
| Michael & Son | 2,798 | 2,475 | 88% |
| F.H. Furr | 948 | 820 | 86% |
| Reddick & Sons | 654 | 639 | 98% |
| John C. Flood | 407 | 387 | 95% |
| United Air Temp | 325 | 286 | 88% |
| Cardinal | 316 | 304 | 96% |
| Roto-Rooter | 256 | 218 | 85% |
| Beacon Home Services | 164 | 154 | 94% |
| Service Specialties | 139 | 131 | 94% |
| Falcon | 92 | 89 | 97% |
| SwiftPro | 10 | 10 | 100% |
| Pro Sky Services | 5 | 5 | 100% |

So the filter mostly sets aside praise, which is what a review request produces. That doesn't make those reviews fake. It means Google and Yelp are counting different crowds. SwiftPro's 10 held-back reviews are all five stars too: we ask our customers for reviews, and Yelp's filter sees it.
The biggest gaps belong to brands with an outside owner
12 of the 14 biggest gaps belong to brands owned by investment firms, larger corporations or an out-of-state holding company. The two exceptions, Michael & Son and Mega Plumbing, are locally owned.
It runs the other way too. 14 of the 15 outside-owned brands have a gap of a full star or more. The one that doesn't is DB's Plumbing, at 0.4. And 7 of the 8 smallest gaps belong to locally owned companies.
On average the outside-owned brands score 2.7 walk-in, against 3.9 for the locally owned ones (not counting SwiftPro). The average gap is 2.0 stars for the first group and 1.0 for the second.
That shows where the gap is, not why. Plenty of local shops ask hard for Google reviews too. When each brand was sold, and to whom: who owns them now, and since when. Every owner with the record behind it: who owns Northern Virginia's HVAC and plumbing companies.

Where SwiftPro sits
SwiftPro is 5.0 on Google and 4.4 walk-in: 4.4 on Yelp, 5.0 in BBB customer reviews, no Trustpilot page. That's a 0.6 gap, one of the six smallest of the 26, beside Air Treatment, Meade's, Reddick & Sons, DB's Plumbing and AllTech.
That's about the half star the FTC economist found between Google and Yelp for good businesses. We ask customers for reviews too, so ours isn't zero. It just doesn't fall apart off Google.
Check us the same way. Today SwiftPro is rated 5.0 stars across 1,100+ reviews on Google, Angi, Yelp, the BBB and Facebook. Here's every count, each with its source and the day it was read. Every review under five stars, and every one where something went wrong first, is on one page, word for word, with our replies.

How to read any company's reviews in two minutes
- Put Google next to Yelp and the BBB. Half a star apart is normal. Two or three stars apart tells you the Google number is measuring the asking.
- Read the newest one-stars, not the average. Sort by newest and read the last three. No-shows, surprise prices and a second visit for the same problem are the patterns to look for.
- Open the BBB Complaints tab. BBB's letter grade leaves customer reviews out (BBB), so read the complaints and the reviews themselves. F.H. Furr holds BBB's highest grade with 168 complaints in three years.
- Open Yelp's not-recommended reviews. The link is at the bottom of every Yelp business page. A big pile of five-stars there means the company asks a lot. That's allowed, so weigh its Google number with that in mind.
- Find out who owns it, then ask your questions. Here's who owns the biggest names, and here's what to ask before anyone starts work in your house.

Questions
Why does F.H. Furr have 4.7 stars on Google and 1.7 on Yelp?
Because Google lets a company ask every customer for a review, and Yelp keeps reviews that look asked-for out of its rating. On October 12, 2026, F.H. Furr was 4.7 on Google, from 18,307 reviews on its Manassas listing, and averaged 1.7 across 1,049 Yelp, BBB and Trustpilot reviews. That 3.0-star gap was the biggest of 26 Northern Virginia heating, cooling and plumbing companies compared. Yelp also held back 948 reviews on its Manassas page, 820 of them five stars.
Are Google reviews for HVAC companies real?
A high Google rating usually reflects real customers who were asked right after the job. Google lets a business ask every customer for a review and bans paying for reviews or asking only the happy ones. Asked-for reviews run higher: a Northwestern study found customers prompted by email rated up to half a star higher than people who reviewed on their own. So read Google next to Yelp and the BBB, where nobody asked.
What are Yelp's not recommended reviews?
Reviews Yelp's software sets aside. They don't count toward the star rating, and Yelp says the software targets reviews that look solicited by the business. On the 12 Northern Virginia HVAC and plumbing listings counted on October 12, 2026, 5,518 of 6,114 not-recommended reviews (90%) were five stars. The link to them is at the bottom of every Yelp business page.
Does a high BBB rating mean a contractor has good reviews?
No. BBB says its letter grade comes from things like complaint history, transparency and licensing, and customer reviews don't count toward it. F.H. Furr held BBB's highest letter grade while its 116 BBB customer reviews averaged 1.16 stars and BBB showed 168 complaints in three years (October 12, 2026). Read the reviews and the Complaints tab, not just the letter.
Which Northern Virginia HVAC companies have the biggest gap between Google and their other reviews?
On October 12, 2026: F.H. Furr (4.7 on Google, 1.7 walk-in), My Plumber Plus (4.7 on Google, 1.8 walk-in), Parrish Services (4.8 on Google, 2.0 walk-in), ARS / Rescue Rooter (4.5 on Google, 1.7 walk-in) and McCarthy Services (4.4, 2.0). Walk-in is Yelp, BBB customer reviews and Trustpilot together, weighted by count. 12 of the 14 biggest gaps belonged to brands with an outside owner.
How does SwiftPro rate off Google?
On October 12, 2026, SwiftPro was 5.0 on Google, 4.4 on Yelp and 5.0 in BBB customer reviews, a 0.6 gap, one of the 6 smallest of the 26 companies compared. Today SwiftPro is rated 5.0 stars across 1,100+ reviews on Google, Angi, Yelp, the BBB and Facebook, every platform counted at swiftproreviews.com/how-we-count/.
How do I check if a contractor's reviews are trustworthy?
Put its Google rating next to Yelp and the BBB: half a star apart is normal, two or three stars apart says the Google number is mostly asking. Read the newest one-star reviews, open the BBB Complaints tab, look at how many reviews Yelp holds back, and find out who owns the company before anyone starts work.
